NDIS Price Guide 2026-27

NDIS accommodation and centre capital costs 2026-27

Last updated 24 October 2026 · NDIS Pricing Schedule 2026-27 · By Sarah M., Support Coordinator
In short
  • Schedule 2 of the NDIS Pricing Schedule 2026-27 lists 7 items: short term accommodation (STA) for the participant and for the support worker, medium term accommodation (MTA) and centre capital costs.
  • STA and MTA accommodation are $162.85 a day each (national). Centre capital cost is $2.71 an hour per participant.
  • In the 2026-27 schedule, STA support is listed as 13 hourly and sleepover items in Schedule 1 (by time of day, standard and high intensity), separate from the daily accommodation items.
  • Price limits are the most a provider can charge NDIA-managed and plan-managed participants. Providers can charge less, and self-managing participants are not bound by price limits.

How these items are used

  • STA: the schedule lists 01_250_0115_1_1 for the participant’s accommodation and 01_251_0115_1_1 for the support worker’s accommodation, per day. Support time is listed separately, as the hourly STA items above.
  • The 2025-26 Pricing Arrangements describe the older STA structure (daily bundled items), so they do not set out claiming rules for the new STA items. Check STA claiming with the NDIA until the 2026-27 edition is published.
  • MTA (01_082_0115_1_1): transitional accommodation for a participant who needs somewhere to live before moving to a more permanent home, for example after leaving hospital. It is typically used for up to 90 days, covers the accommodation cost only (support is claimed separately), and the participant pays for their own food and everyday living costs.
  • Centre capital cost: a provider in registration group 0104, 0133 or 0136 can claim it when a community participation support is delivered in its centre, for each participant for each hour of the support. If the support is partly in the centre and partly in the community and the centre is available the whole time, it can be claimed for the whole support.
  • MTA and centre capital costs can also be claimed for short notice cancellations under the 7-day rule.
